We built AcrisWatch because deed theft in NYC is a serious, growing problem — and the best defense is early detection.

Why we built this

New York City's Automated City Register Information System (ACRIS) is a public database. Anyone can look up property records. The problem is: most homeowners don't look. They go years — sometimes decades — without checking what's recorded against their property.

Fraudsters know this. Deed theft in NYC involves filing forged documents to transfer ownership of a home without the real owner's knowledge. It often targets elderly homeowners, vacant properties, and properties in neighborhoods with rapidly rising values. By the time a homeowner discovers the fraud, significant legal and financial damage has been done.

The irony is that deed theft almost always leaves a trace in ACRIS — because it requires recording a document. The information to catch it early is public. AcrisWatch simply puts it in front of you as fast as possible.

How we approach this work

We take a few principles seriously:

  • Speed over perfection. An alert that arrives within hours beats a monthly report. We optimize for fast notification.
  • Clarity over comprehensiveness. We tell you what was filed, why it might matter, and what to do next — without overwhelming you with data.
  • Honest about what we are. AcrisWatch is a monitoring service, not a law firm. We're clear about that. We don't provide legal advice, and we don't pretend to.
  • Privacy by design. Your property information is used only to monitor ACRIS on your behalf. We don't sell it, share it, or use it for advertising.
