Monitoring is informational only

The alerts, summaries, and case information provided by AcrisWatch are for informational purposes only. We summarize what is in the public ACRIS record; we do not interpret that information as legal advice or tell you whether a specific filing is lawful, fraudulent, or otherwise actionable. Those determinations require legal expertise and facts specific to your situation.

We cannot guarantee detection of all filings

We monitor ACRIS as made available by New York City. We are not responsible for errors, delays, or omissions in the ACRIS system. We cannot guarantee that every filing will be detected or that all alerts will be delivered before harm occurs. Monitoring is continuous but not instantaneous or infallible.

We only cover ACRIS

AcrisWatch monitors ACRIS, which covers Manhattan, Brooklyn, the Bronx, and Queens. Staten Island property records are maintained by the Richmond County Clerk and are not covered. We do not monitor state or federal court filings, tax lien certificates from non-City agencies, or other instruments that may affect property rights but are not recorded in ACRIS.

Not a substitute for title insurance

Title insurance protects against defects in title that exist at the time of purchase. AcrisWatch monitors for new filings going forward. These are complementary protections, not substitutes for each other. We encourage NYC homeowners to maintain active title insurance policies.
